Aldar and DP World agree to develop a new 1.55 million sq ft logistics park in Dubai, near Jebel Ali Port and Al Maktoum Airport.

Aldar Properties and DP World have signed an agreement to create a new logistics park in Dubai. Aldar will fund and develop the 1.55 million square foot (144,000 square metres) Grade A logistics park at the National Industries Park (NIP) in Jebel Ali.

STRATEGIC LOCATION NFOR A LOGISTICS PARK

The logistics park will be near Jebel Ali Port and Al Maktoum International Airport. It will also have good connections to major roads like E11 and E311. This location is ideal for businesses needing efficient transportation links.

PROJECT TIMELINE

Construction will start in the fourth quarter of 2024. The first tenants will then move in by the fourth quarter of 2025. The project will also help meet the high demand for warehousing facilities. It will target third-party logistics (3PL), eCommerce, and retail tenants looking to expand or relocate.

FEATURES OF THE LOGISTICS PARK

The park will be Grade A and LEED certified. It will also stand on a 2.36 million square foot (220,000 square meter) plot. It will feature three modular buildings. Modifying these types of buildings is quick and easy. So they offer flexible unit sizes for either single or multi-tenant use.

ALDAR'S ROLE IN THE PROJECT

Aldar will manage the entire development cycle. This includes the concept, design, execution, and management of the logistics park. This project is part of Aldar’s AED 1 billion investment to grow its logistics real estate business in Abu Dhabi and Dubai.

PERSPECTIVE FROM LEADERSHIP

Talal Al Dhiyebi, Group CEO of Aldar Properties, highlighted the strategic location. He noted that the site provides excellent access to both the port and main highways to Dubai and Abu Dhabi. He emphasised that this project will support the growth and diversification of Aldar's logistics offerings.

Abdulla bin Damithan, CEO and Managing Director of DP World GCC stressed the importance of the development. With more than 330 businesses already operating in NIP, the new logistics park will meet the growing needs of customers. He reaffirmed DP World’s commitment to delivering top-tier facilities and supply-chain solutions.

THE IMPACT ON DUBAI REAL ESTATE

This new logistics park will provide modern, efficient facilities for businesses looking to expand in the region. In doing so, it will have a major impact on Dubai's real estate market. So, the development underscores the growing demand for high-quality logistics infrastructure in Dubai.

A MUCH-NEEDED SPACE FOR BUSINESSES IN DUBAI

The agreement between Aldar and DP World marks a key step in developing Dubai’s logistics capabilities. The new logistics park at NIP plays an important role in this, providing much-needed space for businesses. Its strategic location and modern facilities will attract various tenants too. In doing so, it will support the local economy. So, this project highlights Dubai’s commitment to becoming a global logistics hub.
